If It Opens With a Relay, It Can Open With a Reservation: The Retrofit Access Control Guide

Retrofit access control means adding a small, network-connected device to a gate, barrier, bollard, shutter or lock you already own, so it can be opened by a reservation, an app or a licence plate instead of only a fob. It works because almost all of this hardware shares one simple trigger, a dry contact. Here is what changes when you use it.

 

Count the ways into your property. Not the doors people walk through, but the ones vehicles use, and the ones that lock things you care about. On a typical mixed-use site the list runs longer than anyone expects. The main vehicle barrier, a sliding gate to the service yard, two rising bollards protecting the loading bay, a roller shutter over the basement ramp, an electric strike lock on the bin store, and a handful of individual bay locks in the reserved section.

 

Now count how those are controlled. Almost certainly fobs, remotes, keypads with a shared code that was last changed in 2021, and one key in a drawer in the management office. This is not really a security problem. It is an inventory problem. Every one of those openings could be scheduled, measured, granted temporarily, revoked instantly, or rented. Instead it is governed by a plastic object that anybody can hand to anybody else.

 

The common denominator nobody points out

 

A rising bollard, a sliding gate, a roller shutter, a barrier, and an electric strike lock are very different pieces of machinery. Different motors, different mounting, different failure modes, different prices. But they share one interface. Every one of them, in its commercial form, is triggered by closing a circuit between two terminals. The fob receiver closes it. The keypad closes it. The push to exit button closes it. In the trade this is called a dry contact, or a volt free contact.

 

That means the retrofit question is identical for all of them. You are not integrating with a bollard. You are adding one more device that can close a circuit, and giving that device a network connection and a rule set. A LetsParky Terminal does this for around 200 dollars. What each opening becomes once it is connected

 

Sliding and swing gates become schedulable. A service yard gate that currently opens for anyone with a fob can open only for the waste contractor, only on Tuesday and Friday, only between 06:00 and 09:00, with a log entry each time. Rising bollards become bookable. A loading bay protected by bollards is the highest value ten square metres on many commercial sites, and it is almost always managed by phone calls. Once it is connected, it becomes a slot a delivery driver reserves in advance and drives straight into.

 

Roller shutters become remotely operable. The most common out of hours emergency call in facilities management is somebody stuck on the wrong side of a shutter, and a connected shutter lets the duty manager resolve it from home in seconds. Electric strike and magnetic locks become auditable. Bin stores, plant rooms, cycle stores and meter cupboards are the doors that get propped open and quietly cost money, and once they are connected every opening carries a name and a timestamp.

 


The bay lock case, which is where the revenue is

 

Most reserved parking is protected by nothing at all, or by a manual folding lock that makes the owner get out of the car twice. Both approaches fail the same way. The space is either unprotected or unusable by anyone except the owner. A smart bay lock, the LetsParky Bouncer at a list price of 320 dollars, resolves both at once. What fob based access is actually costing you

 

Nobody budgets for this, which is why it is worth writing down. Fob replacement runs 8 to 25 dollars each, plus admin time and the awkward conversation, and a 200 unit building replaces dozens a year. Re keying after a loss means changing the code for everybody. There is no revocation, so a contractor finishes a six month job and keeps a working fob, and nobody knows how many credentials are still out there. There is no audit trail and no clean way to grant temporary access. The largest and least visible cost is that the infrastructure can never earn. Fob controlled hardware cannot be sold by the hour. It can only be given away.


 

What a retrofit access control programme looks like in practice

 

You do not do the whole site at once. In week one, convert a single opening, usually the service gate or the visitor barrier, run it for a fortnight, and read the log. In week three, connect the opening that could be sold, such as reserved bays, the loading bay, or the evening capacity in a staff car park, and list it. In month two, do the rest at 200 dollars and ten minutes each. The first two installs produce the data and the revenue that justify the rest, and they do it inside a single billing cycle. That is the whole case for retrofit access control. You keep the hardware you already own and change only the thing that controls it.

 

The framing that matters

 

A fob is a permission you gave once and can never take back. A connected opening is a permission you grant, shape, schedule, price, revoke, and measure. It is the difference between a building that has locks and a building that has an access policy. In the specific case of parking, it is the difference between an asset that costs you money to protect and one that pays you to exist.
